Owner and Encumbrance Report

As an agent, the most important piece to a listing presentation is to appear that you know what you are doing, have extensive knowledge about the property, and your prepared in advance.

Owner and Encumbrance Reports or as we call them in the industry, O&Es, are an extremely valuable tool in assisting you with a comprehensive snapshot of whether the property has clear title.  The last thing you want as an agent or for your clients is to get ‘caught with your pants down’ as they say.  Being unaware of potential transaction pitfalls in advance can become a deal killer. 

With an O&E, you’ll know in advance how many liens are on the property, who owns it, how they hold title, and what the taxes are.  Providing accurate, comprehensive information on your listing will create credibility and afford for a smooth transaction.

Preliminary Title Work

Be fully prepared!  When you have a property that hasn’t transferred in many years, or may potentially have foreclosure, short sale or complicated issues, order a preliminary title search.  This is a deep dive into the property to assure you of exactly what it will take to provide clear title to buyers.  We recommend ordering this immediately after your listing consultation with the seller.  Though there is a fee for this service, the cost will be credited toward the owner’s title insurance fee at the time of closing.
